Worcester County home prices outpace state as prices hit March record

Median single-family home prices hit $268,250 in Worcester County in March, outpacing state price increases from last year, according to a report Wednesday from the Boston real estate firm The Warren Group.

Prices rose in Worcester County by 8.6% and statewide by 6.2%, bringing Massachusetts prices to a March record of $377,000, The Warren Group reported.

The Massachusetts Association of Realtors also released new numbers Wednesday, showing median single-family home prices up 6.0% to $390,000. Median prices have been up or flat for all but one of the last 36 months, the group said.

In Central Massachusetts, prices rose in nearly all of the area's largest communities compared to last March, according to The Warren Group.

Worcester prices rose by 11.5% to $251,950, and Framingham prices rose 15.3% to $471,000. In Marlborough, prices were up 7.2% to $370,000, and in Fitchburg, prices shot up 22.5% to $195,810.

Supply remains tight across the state.

The number of sales in Worcester fell by 13.7% year-to-year, and in Leominster, they fell by 23.3%. The number of sales in Natick were down by 12.0%.

Inventory statewide was down 5.4%, the Association of Realtors said.
