Developers can now buy former Marian High School

The former Marian High School closed at the end of the 2017-'18 school year. It offers development opportunity on a Union Avenue site just north of downtown.

The Archdiocese of Boston is allowing developers an option to buy the former Marian High School in Framingham as a way to attract more interest.

The property formerly had only a lease-only option, according to Metrowest Commercial Real Estate, which is listing the property.

The school, which closed at the end of the 2018 school year, is located off Union Avenue just north of downtown. The 3.2-acre property last assessed earlier this year for just over $7.7 million.

The 115,000 square-foot building, constructed in 1965, includes four levels and an 850-seat auditorium. Its potential may lie in conversion or new construction, as new denser residential development sweeps into downtown Framingham with projects in various ongoing stages. It is less than a mile from the Framingham commuter rail station and a few blocks from MetroWest Medical Center.

"Given the significant change in terms, we expect to generate even more interest in the property due to additional financing options being available that the straight lease provision wouldn't allow," said Cheryl Tully Stoll, a co-listing agent with Metrowest Commercial Real Estate.

Uses could include conversion to condominiums, residential, educational or medical offices, she said, as well as new construction.
